Mandurah among top retirement locations across Australia

Mandurah is among the top four retirement locations across Australia, according to new research.

The report, Australia’s Top 50 Retirement Locations 2025, created by Citro, analysed data from Cotality along with information on housing costs and availability, healthcare options, transport access and lifestyle factors to compile the list.

Mandurah came in at fourth, with Orange (NSW) taking out top spot, followed by Rosebud (Victoria) and Wagga Wagga (NSW). 

"Located less than an hour south of Perth, Mandurah is Western Australia’s second largest city. It’s a popular spot for Perth retirees to flock to, thanks to its laid-back lifestyle combined with proximity to city conveniences," the report read.

"The foreshore is a wonderful spot to swim, stroll and watch the pelicans and dolphins play (over 100 dolphins call Mandurah home).

"Tourism is big here, so you might have to share your town with visitors, but on the upside there are plenty of restaurants, cafes, shops and options
for exploring the region.

"The range of waterways in the area have earned Mandurah the nickname of ‘Little Venice’. Along with its ocean beaches, the area is excellent for swimming, fishing and boating."

Citro Managing Director Toby Ellis said this year’s findings speak to the challenges and concerns that many Australians aged 40 and over face when it comes to life after work.

“Australians over 40 are asking smart questions about where they’ll spend the next chapter of their lives. It’s about matching the practical – like affordability and healthcare – with the aspirational – like lifestyle and connection – to find the right place to really thrive in retirement.”
