New statistics from REIWA show the lakeside suburb in hot demand last year.
Three hundred and twenty seven new property owners called Baldivis home last year according to new figures from self proclaimed home of real estate REIWA.
Baldivis comes in second place to Canning Vale as the most popular selling suburb of 2017 by just 22 home sales.
The median house price was $407,000, with sales closing after the average of 82 days on the market.
REIWA said thanks to the bustling Stockland Baldivis shopping centre it quickly became one of the most sought after locations south of the river.
The variety of eateries and easy access to the beach and freeway also played a contributing factor in the sale frenzy.
Also topping the list was Morley in third place where 311 properties sold for an average price of $495,000 and another northern suburb at Dianella with 277 sales at an average $591,000.
