A fire at a fish and chip shop in Rockingham has caused $100,000 damage.
Firefighters were called out to the shop on Belgravia Terrace around 5.20am on Sunday after reports smoke was coming from the building.
They arrived to find the air-conditioning unit on fire.
It took crews around half an hour to extinguish the blaze.
The cause has been deemed accidental.
